How long should this take?
Stage 1 | The loan is submitted to the bank – This is the after all the supporting documents have been received and application signed. If client is entitled to First Home Buyer’s Grant documents will be filled out and sent to the bank for approval. |
Stage 2 | Conditional approval will be received from the bank, this is once the bank has review the application, performed a credit check, valuation has been ordered if required at the time. The bank will have liaised with the lender mortgage insurance company if this is requirement for the application for approval. The bank will request any additional information at this stage. |
Stage 3 | Unconditional Approval will be received from the bank in the form of a written approval. This is issued when everything is in order, valuation completed, lender’s mortgage insurance is approved. We will inform all parties that the loan has been approved. |
Stage 4 | Your loan contracts to be sent to you. When you have received these, feel free to give us a call and we are more than happy to go through them with you at a time that suits you. |
Stage 5 | Return the signed loan contracts to the bank with a copy of your building insurance, don’t forget that we can help you with that as well. |
Stage 6 | Settlement – Once the loans contracts have been sent to the bank, the settlement agent or conveyancers will complete all their paperwork and send it to the lender. Settlement time will be booked and we will notify you once settlement has taken place. We will call you to give you the exciting news. |
